PITCH helps c.1,200 charities invest in property in an ethical, responsible and tax-efficient way. The Fund continues to employ its thematic investment strategy, with a direct commitment to ESG, believing this will provide a portfolio that is fit for today, but also well into the future. This approach has meant the Fund has achieved a consistent ten-year total return of 7.3% pa.
The Fund’s focus on active asset management has resulted in reduced vacancy rates, sustainability improvements and delivered income growth alongside the commitment to reduce the carbon intensity of the portfolio. PITCH has continued to expand its investment strategy including single-family private rented housing, addressing the shortage of affordable residential accommodation in the UK and increasing portfolio diversification.
The Fund’s strategy continues to evolve with the launch of a UK Social Value Strategy later this year to create a positive social impact in the places and communities we invest.
